The biggest news affecting investors so far this year has been the changes to the rules effective April 19th, 2010 in qualifying for a mortgage. One of the rules will limit the mortgage to investors to a maximum of 80% of the value of the property. GRM are one way to evaluate a property and simply multiplying the annual gross rent by the GRM yields the price. As an example, in 2009 in the areas known as W06 and W07, triplexes and fourplexes that sold on the MLS were recorded as having a GRM range from a low of 8.6 to a high of 16.5 ....

The Harmonized Sales Tax (HST) and Implications on Real Estate
The NEW HST is COMING ! Are you ready ?
The Harmonized Sales Tax (HST) will be in effect July 1st, 2010 and will be a combination of the current 8% Provincial Sales Tax (PST) and the 5% federal GST resulting in a 13% HST.
Here's a summary of the more notable ways that the parties to any real estate transaction will be affected:
the purchase of newly constructed homes
substantially renovated home
services realting to the purchase of new and resale homes eg. real estate commissions, legal fees, and home inspection fees
commercial property rentals and leases.
There are certain elements of the real estate transaction that the new HST will not affect, most notably:
the purchase of resale homes
the sale of homes occupied as a place of residence and that were exempt from GST would also be exempt from HST
mortgage interest costs
residential rent
condominium fees
home insurance (which had been subject to provincial tax, but not GST)
To help home buyers transition to the HST, the Government has provided transitional rules for housing transactions that occur on or around July 1, 2010.
